RICS Level 3 Home Survey
in Hull
The most comprehensive RICS survey, conducted in Hull by Adam Whitehouse, RICS Registered Valuer. Essential for older properties, listed buildings, and any property with known or suspected defects.
What Is a Level 3 Survey?
The RICS Home Survey Level 3 — formerly known as a Full Structural Survey or Building Survey — is the most thorough RICS survey available. Adam Whitehouse inspects all accessible parts of the property, including roof spaces, underfloor areas (where accessible), and outbuildings.
Unlike the Level 2 survey, a Level 3 report provides detailed descriptions of defects found, their likely causes, and specific recommendations for remedial action. Indicative repair costs are available on request.
A Level 3 survey is recommended for properties in Hull that are:
- Pre-1920s construction
- Listed buildings or in conservation areas
- Showing visible defects (cracking, damp, settlement)
- Of unusual construction (flat roofs, timber frame, concrete)
- Significantly extended or converted
- High-value properties where thoroughness is paramount
What the Level 3 Covers
Level 3 Surveys in East Yorkshire: What to Expect
East Yorkshire has a significant stock of pre-1920s properties — Victorian and Edwardian terraces, stone-built workers' cottages, and older detached houses that were built using methods and materials that differ substantially from modern construction. These properties typically benefit most from a Level 3 survey.
Common defects found in older East Yorkshire properties include solid wall dampness, timber floor rot or insect attack, ageing roof structures, and historic movement in chimney breasts. Adam's familiarity with regional property types means these issues are assessed in the context of what is normal for the area versus what requires urgent action.
For properties in Hull that were built after 1945 and are in generally good condition, a Level 2 survey may be sufficient. If you're unsure which level is right for your property, call us and Adam will advise you honestly — even if that means recommending the less expensive option.
A RICS market valuation can be added to either survey level. This is carried out by Adam in his capacity as a RICS Registered Valuer and is included in the same visit and report.
