How Much Does a Home Survey Cost in the UK?

Survey costs vary widely. Here's what you can expect to pay for a RICS Level 2 or Level 3 home survey — and why the cost is almost always worth it.

Home survey costs are one of the first questions buyers ask — and understandably so. Buying a house comes with significant upfront costs, and adding a survey fee on top can feel like yet another expense. But understanding what a survey costs, and why, helps put it in perspective.

Typical Home Survey Costs in the UK

Survey costs vary depending on the property's size, age, type, and location. The following ranges give a reasonable indication of what you should expect to pay:

RICS Level 2 Home Survey: £350–£850

RICS Level 3 Building Survey: £500–£1,500

    What Affects the Cost?

    Several factors influence survey pricing:

    Property size. A larger property takes more time to inspect and report on. A four-bedroom detached house will cost more to survey than a one-bedroom flat.

    Property age. Older properties (particularly pre-1919) require more thorough investigation and take longer to inspect. A Level 3 survey on a Victorian terrace involves more detailed analysis than the same survey on a 1990s new-build.

    Survey type. A Level 3 survey is more comprehensive and time-intensive than a Level 2, so it costs more.

    Location. Surveyors in London and the South East tend to charge more than those in Yorkshire and the North — reflecting local market rates and travel costs.

    Additional services. If you require a market valuation alongside your survey (reinstatement cost assessment for insurance purposes), this will add to the fee.

    Why Online Quote Aggregators Aren't Always a Good Deal

    You may have seen websites offering cheap survey quotes — sometimes as low as £299 for a full building survey. These platforms typically operate by aggregating surveyors and taking a commission, which means the surveyor carrying out your inspection is paid less. Lower fees often mean:

  • Less time spent on site
  • Generic reports with limited specific advice
  • Difficulty reaching your surveyor after the report
  • An anonymous surveyor you've never met

    Is a Survey Worth the Cost?

    The short answer is almost always yes. Consider these scenarios:

  • A Level 2 survey reveals roof repairs needed: cost £3,500. You renegotiate the purchase price by £3,000 — the survey pays for itself many times over.
  • A Level 3 survey on an Edwardian terrace identifies historic subsidence and active movement. You withdraw from the purchase, saving tens of thousands of pounds.
  • A survey finds nothing significant — but you proceed with complete confidence, knowing the property is in good condition. That peace of mind has real value.
  • The average property in Yorkshire costs £220,000–£280,000. A survey costing £500 represents around 0.2% of the purchase price. For that fraction of the overall cost, you get an independent professional assessment of the property's condition.

    Can I Use Just a Mortgage Valuation?

    No. A mortgage valuation is not a survey. It is carried out by the lender's valuer purely to confirm the property is worth the amount being lent. It does not assess the property's condition in any detail and offers you no protection.

    Many buyers have been surprised to find that a mortgage valuation report reveals almost nothing about the state of the property. Instructing your own RICS survey is the only way to get an independent assessment.
